- PRACTICE FOR SALE
Growing regional practice
About the practice
This practice was established in July 2012 and moved to its current location in July 2013, operating Monday to Friday and offering a 24hr after-hours service. It has a consistently growing turnover while providing small and large animal services to the local and wider community. The vendor is selling for family reasons and is willing to remain post-sale to help with a smooth transition, subject to negotiation and compatibility.
About the premises
The practice is located near the corner of a side street and the city’s main thoroughfare. The bungalow-style, weatherboard home is situated near the front of the block, and has exposure from the footpath. It has a new glass panel front door and presents as a neat and tidy cottage practice. The interior has traditional teak wall panelling, with a moulded vinyl floor covering. The current layout of the practice includes two exam rooms, one mixed ward (prep/OR/x-ray/lab), a separate pharmacy and staff room. There is ample street parking in front of the practice, with three to four parking spaces for staff onsite.
The area has a mix of large studs and smaller hobby farms.

The area is serviced by major supermarkets and retailers, banks, fast food outlets, hospital and airport. Rail transport includes both passenger rail and freight rail. The Albury V/Line rail service stops at Benalla, as does the twice daily NSW TrainLink XPT service to and from Sydney.
