Melbourne Vet Practice in a great location

About the practice

A modern, professional small animal veterinary practice is for sale in a fantastic Melbourne suburb. The clinic sits in an ideal location with a high volume of traffic passing by, and displays bright, eye-catching branding, making it stand out from its neighbours. This is a great opportunity to take over an established business in a prominent location and make it your own!

About the premises

The practice consists of two consultation rooms, a surgical theatre, procedure room, X-ray room, office/break area and large cages area. It has an inviting waiting and reception area, with a merchandise section. The practice is situated on a highway, with prominent and highly-visible signage outside the premises, giving it excellent exposure to all pedestrian and motor traffic, and to people visiting the businesses and services surrounding the practice. It benefits greatly from its high-profile location, making use of the full-length windows and doors to display signage. The practice is situated in a small shopping village, next door to a variety of food outlets and a shopping centre. There is ample parking at the practice, with dedicated staff parking situated at the back of the premises. Public transport is easily available, with bus and tram services running every 10 minutes.

About the area

Vermont South is a suburb of Melbourne, 20 kilometres east of Melbourne’s CBD. The eastern boundary of Vermont South is the Dandenong Creek, which flows down from the Dandenong Ranges through to Port Phillip. On the south side of Vermont South Shopping Centre, on Burwood Highway, is a large retirement village. Local parks include Billabong Park, Charlesworth Park, Terrara Park, Tyrol Park and the Dandenong Valley Metropolitan Park, as well as Hanover Reserve. Local schools in the district include Vermont South School and Burwood East School. Pin Oak Court is the filming location for "Ramsay Street", in the long-running Australian soap opera Neighbours, where a Neighbours tour bus operates on a regular basis. Vermont South is also the home of the Nunawading Motorcross Track, just off Burwood Highway. Behind the motorcross track are bush walking trails, which connect to Dandenong Creek, and a spectacular lookout.
