Well-established small animal clinic in two locations

About the practice

This dual site, well-established animal practice services the Central Highlands, with clinics and kennels located in Emerald and Blackwater. The practice has been serving the local and wider community for over 40 years and has developed a solid client base over that time. The practice has recently focused on small animal work, however, historically held a dominant position as a large animal practice in Central Highlands. 

About the premises

The Emerald practice is located on a large block in the Emerald CBD district. The practice includes substantial new clinic and kennels infrastructure, which was added to the premises five years ago. The veterinary practice leverages the large kennel business with 100 canine boarding kennels and 50 cat kennels on the site. The kennels are airconditioned and sound proofed to provide excellent amenity to the animals and the practice staff. The practice includes a newly constructed clinic containing a surgery, treatment room, pathology room with X-ray and lab, isolation cages and a reception area; this area is not yet used and ready for work.  Accommodation is available on site with a main residence (three bedrooms) and three auxiliary residences (2 x one bedroom and one x two bedrooms). The practices’ original clinic is still operational and contains a treatment room, minor and major surgeries, pathology room, two treatment kennels, kitchenette, reception and waiting area. The site contains ample space for large animal works with a shed with a 10-vehicle capacity, a three-car carport, horse float ramp and small stables.

The Blackwater practice is located on a large block within the Blackwater clinic, surgery and pathology, with boarding kennels for 30 dogs/20 cats and as well as an attached residence and storage sheds on site.

About the area

Emerald is in the Central Highlands Region of Queensland, which lies on the Nogoa River, a tributary of the Fitzroy River. The region is home to approximately 28,645 permanent residents with a strong regional agriculture and mining economy. Emerald is 270 km west of from Rockhampton. Emerald is a service town for a large number of industries in the area, including extensive agriculture and mining operations, which are carried out in the district and are a major contributing factor to the area's status as the fastest economic growth region in regional Queensland. Central Highlands cattle industry runs 1.4 Million head of cattle. The town has 10 schools: six primary schools, three secondary schools, and a distance education school.

Blackwater is situated approximately 50 minutes (74 km) west of Emerald and is a significant mining area of Queensland; the area grew from the development of the industry. There are two primary schools and a high school in the town, a hospital, Mine Workers Club and the Australian Coal Mining Museum. The Blackdown Tablelands National Park are 35km away, with spectacular walks, waterfalls and Aboriginal rock art.
