long-ESTABLISHED CLINIC IN A growing Melbourne Suburb

About the practice

This well-established vet clinic has been looking after small and large animals in the area for 50 years and has been its current location for 30 years. In April 2019, renovations were completed on the purpose-built premises that modernised the clinic. The clinic is set in a suburb that is located in a growth corridor, with the population set to double over the next few years. The principal vet has owned and operated the clinic since the mid-1980s, building solid community roots and foundations for the purchaser to take over.

About the premises

The brand new clinic contains a fully-equipped operating theatre, consulting rooms, cages, reception and spacious waiting area. The renovations have also given the clinic a bright, fresh interior with modern features and fittings. The exterior displays highly-visible banner-style signage on both sides of the building, promoting the practice to the high volume of passing traffic and visitors to neighbouring businesses. The premises sits on a large block of land with nine parking spots, including disabled parking and a wheelchair-accessible ramp.

About the area

Sunbury is a town located 40 kilometres north-west of Melbourne's CBD and 17.5 kilometres from Melbourne Airport; the suburb serves as a major hub for the surrounding hinterland.

Sunbury has a variety of primary and secondary schools and is serviced by both buses and trains. The town centre has major supermarkets and department stores. Away from the town centre is an Aldi Supermarket and Bunnings Warehouse hardware store. There are also many food outlets and a variety of restaurants, including many popular small cafés.

The Sunbury South Precinct Structure Plan will provide up to 11,800 homes to accommodate a rapidly growing population. The precinct will deliver a new “major” town centre, two new employment areas, regional parklands along Jacksons Creek, as well as a Jacksons Creek road crossing, a new train station near Jacksons Hill, and a range of local schools, sporting fields and community facilities.
