About the practice

An opportunity has become available to own a modern, two-surgery clinic in a charming historic town. The owner focuses on small animal work and is looking to sell to phase into retirement, but is willing to stay on post-sale to ensure a smooth transition. The business sits on a large double block, which also houses a cattery, and has the potential to expand and include large animal work. The clinic has been loyally servicing the town for over 30 years and would suit anyone looking for a chance to own a great practice in a thriving regional town.

About the premises

This well-established veterinary clinic is ideally located on a main road, which links to the Hume Highway. The clinic has been servicing the town since its opening in 1984 and comes with two fully-equipped examination rooms, diagnostic machines and a comprehensive pharmacy.  The clinic also contains an operating theatre, prep room, kennel room, laboratory, waiting room and an office.  The building is on a double block of land that also accommodates a cattery, which can house up to 32 cats. The land is large enough to allow extensive re-working or potential enlargement of the clinic. The owner is selling to phase into retirement and is happy to stay on for a six-month period post-sale, to ensure a smooth transition. He currently works on small animals only, however, has done large animal work in the past. The new owner has the option to expand the business to include large animal work.

About the area

The regional city of Goulburn in the Southern Tablelands of New South Wales is approximately 195 kilometres south-west of Sydney, and 90 kilometres north-east of Canberra. Goulburn was the first inland city in Australia and is home to the Big Merino, the world’s largest concrete sheep. The city contains many historic buildings and cathedrals, as well as the Lieder Theatre Company, the oldest and longest running theatre company in Australia. Overlooking the city is the Rocky Hill War Memorial and Museum, a square tower standing 20 metres high, built as a tribute to the men of Goulburn and the district who served in World War I. The lookout gallery at the top of the Memorial gives unparalleled views of Goulburn and the surrounding areas. The busy main street contains a mall, restaurants, businesses and specialty stores, as well as  beautifully maintained Belmore Park.

The city has many primary and secondary schools, a TAFE campus and the NSW Police Training Academy. Goulburn also has a popular race course, Wakefield Park raceway, which attracts motorsports enthusiasts from all over the country.
