Matured regional practice that is growing steadily

About the practice

If you are looking for a tree change and a slower paced lifestyle, this practice is for you! This is an exciting opportunity to take over a mature and reputable practice on a stable growth trajectory. The practice has been run as a solo operation at a steady but relaxed pace, opening only between 9 and 5 on weekdays, with minimal after-hours work. It has low operational costs and good profitability. Expansion would be easily possible with a dose of youthful energy and enthusiasm.

About the premises

This recently-renovated, purpose-built practice was established in 1979. The floor coverings (both the carpet and vinyl) in the clinic area are new, and the boundary fence and an internal dividing fence were upgraded to Colorbond in April 2018. The premises sits on a massive 1337 square metre property.  It consists of two sections that share a common roof and front façade. These can be used as separate entities or combined to expand the surgery. The flat is currently being used for clinic storage and lab work, but still functions as accommodation when required. This massive site has a triple carport at the rear of the building, a nine square metre garden storage shed, a roofed horse crush and a horse stable at the rear corner of the block.

About the area

St Arnaud is a town in the Wimmera region of Victoria, 244 kilometres north west of the capital, Melbourne. The town features many well-preserved historic buildings, which line the main thoroughfare of Napier Street, and also has a generous collection of pubs. A number of attractive gardens exist in town, including Pioneer Park (believed to be Australia's only remaining public park designed by Edna Walling), the Queen Mary Botanic Gardens, the Market Square Gardens, adjacent to the council offices, and Lord Nelson Park, which has sporting facilities, as well as attractions such as the old Lord Nelson Mine and views from Wilsons Hill. A short drive south of St Arnaud towards Avoca is the St Arnaud Range National Park, featuring steep and forested terrain, camp sites and the Teddington Reservoir.
