What was not made apparent on this occasion was not just the level of this man's experience in facilitating these sales, but his tenacity in ensuring that this undertaking proceeded to a happy conclusion for all concerned. You really need someone focused on the project, because there can be many other personalities involved, apart from the buyer and the seller.
In addition to buyer and seller engaging their own solicitors, there could be a landlord' s solicitor and a couple of accountants, a banker, a local government contact and the odd business advisor, all with their own timelines (including going on holidays part-way through the sale). With so many people involved, all with varying levels of experience in these matters, I came to understand just how crucial it was to have a broker who was dedicated to ensuring the sale did not lose momentum. I cannot emphasise this point enough. It is one thing having your practice appraised and approving an advertising program, but these aspects pale into insignificance compared to the diligence that may be required along the way by the broker, to conclude the sale.
